Our Lead Inspection Approach

At MKC Associates, our MA lead inspection approach is built upon helping our clients bring their homes, properties and apartments into compliance for the health of occupants and to avoid Strict Liability. Our process follows all Massachusetts Lead Laws, as well as DPH and CLPPP regulations.

Inspection Process:

  • Research Lead History - Search for any existing Lead documents with the State
  • Determine type of inspection - Determination, Full Initial, Post Compliance, or other
  • Schedule the inspection - Fast scheduling to get the process rolling quickly
  • XRF Lead Paint Testing of all surfaces– Non-destrucive testing with calibrated tool - no paint chipping or scratching
  • Visual Assessment – Identify all hazard type(s) that leaded surfaces may pose
  • Lead Paint Inspection Report – Full documentation of readings from all coated surfaces
  • Guidance - Discuss the findings and next steps (if any) to achieve compliance
  • Full Initial Compliance - Issued if no hazards are found. Done!
  • Deleading - Abating of any and all lead hazards found - (this would be done by another provider)
  • Reinspection - Post deleading, verify that all lead abatement work is satisfactory
  • Dust wipes - Samples from floors, window sills and wells (7+ per home)
  • Letter of Full Deleading Compliance - after dust wipes pass.

Jack Mason leads our lead inspection services with deep technical expertise and an unwavering focus on client education and safety. A Massachusetts-licensed home inspector and lead inspector, Jack has been inspecting homes since 2015 and brings a decades-long background in building science and maintenance, and systems analysis to every inspection.

Before joining MKC Associates, Jack spent over 10 years overseeing facilities at Harvard Law School and more than 20 years in computer science — developing the analytical mindset that now sets him apart in the field. His inspections emphasize health, safety, and clarity, with every report focused on helping clients make informed decisions about their homes.

Jack is also a Certified Residential Thermographer, Pest Inspector, and FAA-Certified Drone Pilot. He has firsthand experience restoring his own 1912 Folk Victorian home in Somerville, giving him rare insight into the lead and renovation challenges common in historic Massachusetts properties.
