Announcing Lead Inspection Services at MKC Associates Home Inspection

Protect your family, your tenants, and your property with certified lead inspections in Massachusetts.

Lead exposure is one of the most serious and preventable health risks in older homes. It is especially dangerous for children under the age of six and for pregnant women. In Massachusetts, any home built before 1978 may contain lead-based paint, and if hazards are present, strict state laws govern what must be done to bring the property into compliance.

MKC Associates Home Inspection is proud to announce the addition of licensed lead inspection services to our lineup, led by Jack Mason, a Massachusetts-licensed lead inspector and home inspector with a deep background in building science and safety.

Meet Jack Mason: Your Lead Inspection Expert

Jack Mason (MA Lead Inspector License #4547) brings a unique combination of technical skill, field experience, and client-focused education. Since 2015, Jack has inspected homes across Massachusetts, guiding clients through safety concerns with clarity and precision. Before joining MKC Associates Home Inspection, Jack oversaw facilities at Harvard Law School for more than a decade and worked in computer science for over 20 years, developing the analytical expertise he applies to every inspection.

In addition to being a licensed lead inspector, Jack is a Certified Residential Thermographer, Pest Inspector, and FAA-Certified Drone Pilot. Having restored his own 1912 Folk Victorian home in Somerville, Jack understands firsthand the challenges of lead hazards in historic Massachusetts housing.

Why Lead Inspection Matters

  • Property Value: A compliant home is more marketable and can command higher value.
  • Legal Compliance: Massachusetts law requires a Letter of Compliance for any rental or residence with a child under six or a pregnant occupant in a pre-1978 home.
  • Health Protection: Lead poisoning can cause developmental delays, learning difficulties, and lifelong health complications.
  • Avoid Strict Liability: Property owners can face significant legal consequences if a child is poisoned in a non-compliant home.
  • Peace of Mind: Knowing exactly where hazards exist is the first step toward making a property safe.

Our Lead Inspection Process

  1. Letter of Compliance: Issued once the property meets state lead safety standards.
  2. Research: Review any existing state records on your property’s lead history.
  3. Inspection Type: Determine whether you need a Determination, Full Initial, Post Compliance, or other inspection type.
  4. Scheduling: Prompt scheduling to get the process underway quickly.
  5. XRF Testing: Non-destructive, state-calibrated testing of all painted surfaces.
  6. Visual Assessment: Identify any hazard types related to deteriorated or damaged surfaces.
  7. Report: Provide full documentation of all findings.
  8. Guidance: Review results and outline next steps to achieve compliance.
  9. Reinspection: Confirm all hazards have been properly addressed after deleading work is complete.

What This Means for MKC Associates Home Inspection Customers

The launch of our licensed lead inspection service represents an investment in expanding our capabilities to better serve our customers. For years, we have been trusted to deliver thorough, unbiased home inspections across Massachusetts. Adding lead inspection services means we can now provide a more complete picture of a property’s safety without requiring our clients to bring in a separate provider.

By integrating lead inspections into our service offerings, we make the process faster, easier, and more convenient. Homeowners, landlords, and buyers can now schedule their home inspection and lead inspection together, saving time and reducing scheduling conflicts. This also ensures continuity of expertise because the same team that understands your home’s systems and structure will also assess its lead safety, helping you make well-informed decisions.

Our expanded capabilities are part of our ongoing commitment to safety and client education. Lead hazards can have serious health implications, especially for young children and pregnant women. We believe that every property owner and tenant deserves clear, accurate information so they can take proactive steps to protect their households and investments.

At MKC Associates Home Inspection, this is more than just adding a service. It is about raising the standard for what our clients can expect from a Massachusetts home inspection company.
