What to Expect During and After a Lead Inspection: A Guide for Massachusetts Homeowners

What Happens During a Lead Inspection

4. Dust Wipe Sampling (When Needed)

If recent repairs or deteriorating paint are present, we may collect dust wipe samples from floors and window sills. These samples are sent to a certified lab for analysis.

5. Inspection Report

You receive a detailed report identifying:

  • Which surfaces tested positive or negative for lead
  • Locations of concern
  • Required next steps for compliance or remediation

What Happens After the Inspection

Once your lead inspection is complete, there are several potential outcomes depending on the results and how you plan to use the property.

If No Lead Is Found

You may receive a Letter of Full Deleading Compliance, which confirms your property meets Massachusetts safety standards for lead. This is required if you intend to rent to families with children under six or with anyone who is pregnant.

If Lead Hazards Are Found

You will receive a full inspection report and a summary of areas where lead is present. You then have two main options:

  • Deleading: This involves full removal or permanent containment of lead hazards by licensed professionals. Once completed and verified, you will receive a Letter of Full Compliance.
  • Interim Controls: These are temporary measures such as repairs, repainting, and specialized cleaning. They are allowed in some situations and result in a Letter of Interim Control, which is valid for one year and renewable if certain conditions are met.

After any deleading or interim control work, a follow-up inspection is required to confirm the work was properly completed.
